Selling a House – The Process

Upon receiving your instruction we will immediately open a file and send our welcome pack to you which will contain the documents required to get the transaction under way. The pack will include a Sellers Property Information Form and a Fixtures Fittings and Contents Form which will form part of the contract package. Once the Sellers Property Information Form and Fixtures Fittings and Contents Form are returned we will draft the contract and send it to the buyer’s solicitor along with the completed forms.

The Buyer’s solicitor will then inspect the contract package and raise any enquiries or queries arising out of the contract package provided. Once the enquiries have been answered and the buyer’s searches and mortgage offer has been received it should be possible to agree a completion date and exchange contracts.

Once contracts are exchanged the transaction becomes binding on both parties and completion must take place on the specified date.

On completion the buyer’s solicitor will send the purchase money to us and we will pay off any existing mortgage on the property, settle all fees and expenses and release the balance to you or apply it to your related purchase if there is one.
